Building in Fraser Rise: Budgeting for Variations
A change to your building plans can also change your funding needs. Ask these questions before approving extra work.

Separate the contract price from your full budget
When planning a new home in Fraser Rise, the quoted building contract is only one part of the financial picture. Identify what is included, what is excluded and which other payments you must make. Consider land costs, professional advice, moving and any works outside the contract. The aim is a budget based on your actual project, not a general estimate of what homes cost to build in the suburb.
Get changes documented before agreeing
A variation can change the work, the price or the timeline. Ask for the proposed change in writing and understand the contract process before approving it. Your building adviser or legal adviser can explain the obligations. A verbal understanding with a builder should not be treated as confirmation that your loan will cover the change.
Check funding with the lender
An approved construction loan does not automatically increase when a build costs more. The lender may need additional documents, a new assessment or other checks, and may not agree to extra lending. You may need to contribute your own funds. Speak with Chris and our team about the finance implications before making a commitment rather than after an invoice arrives.
Keep a contingency and a timeline
Allowing a cash buffer where possible can help manage unexpected expenses, but the right amount depends on the project and your circumstances. Keep track of payment dates and the evidence required for lender drawdowns. Ask what happens if delays affect other housing costs. Our Fraser Rise office on Eastcastle Drive can be a starting point for the finance conversation, with wider Melbourne and Australia-wide support also available. Building and legal advice remain separate from mortgage guidance.
